What styles of homes do you offer?
At SketchPad, we’ve intentionally chosen not to categorize our home plans for several reasons. First, we simply do not offer “cookie-cutter” plans. Second, we want our customers to view our plans based on design aesthetics, not so-called styles.
Additionally, because our home plans are not predictable, they may not fit any one style. Instead, they blend contemporary influences that provide luxurious comfort with more traditional, time-honored architectural forms that showcase true craftsmanship. They are inspired by great homes of the past but with a fresh look and a bit of an eclectic flair.
How do I find the home plan that’s right for me?
Understanding your needs and accurately assessing them is something only you can do. Take the time to analyze what works best for you in your current home and what you wish you could change. Above all, do not rush when choosing a home plan. Weigh your options carefully and don’t be afraid to ask questions.
What’s included in your home plan sets?
SketchPad Home Plan Sets include floor, roof and foundation plans, interior and exterior elevations, building construction details, custom trim and detailing recommendations, a Personal Planning Book and a supplemental package of Interior and Exterior Trim and Detailing options.
How much will it cost to build a home based on one of your plans?
Costs vary considerably by region, building site, builder, your choice
of finish materials, and, of course, square footage.
How many blueprint sets will I need?
You’ll need about a dozen sets of blueprints to build your home–a
set for you, one for your interior designer, and the rest for the builder
and subcontractors. SketchPad will give you the option of purchasing
Reproducible Vellums or an CD with PLT & DWG files, along with two special planning
guides: your Personal Planning Book, which includes a portable version
of your home plan to take on-the-go as you select materials, appliances,
etc., and a supplemental Interior & Exterior Trim and Detailing Package,
recommending options for interior doors and windows, baseboards and moldings,
exterior flowerboxes, shutters and garage doors.
Can I order additional plans?
SketchPad plans are packaged so that you (or your builder) willbe able
to make all the copies you need at the local level, right where you live and
work.
Do I need to have the plan reviewed by an architect?
Yes. A local architect or engineer can review your plans and determine
whether they meet local building codes. They are also qualified to make changes
as needed to satisfy local regulations.
What happens if I want to modify the home plan?
If you have special building
requirements or needs, we recommend that you contact a local architect (or
ask your builder to recommend one) to make any modifications. Because we only
send a CD with PLT & DWG files or Reproducible Vellums, your local architect will be able
to modify any plans as you deem necessary.
Do you offer custom home plans?
At this time, SketchPad does not
offer custom home plan designs.

In a word: research. Talk to friends and neighbors, look for signs
in the front yard of new construction that appeals to you, contact the Better
Business Bureau. No matter how you learn of a builder or interior designer,
always ask for multiple references, and use them.
